An interesting story about doors and windowindow sketchws

One of the best examples we can give of how important footfall is customers are much more important, is an Estate Agents and Lettings Agents and Chartered Surveyors that have a high street location were on the first floor and access was via a door and there was a small window for displays.  Business ticked along quite happily for over a decade. 

The opportunity then arose to have a high street location on the ground floor, which would give the Estate Agency a better window to display properties for sale.  Agreement was made to move downstairs approximately four shops away and bearing in mind this was an established business, the difference it made was staggering. 

We spoke to the Estate Agent who advised that business had gone up threefold and very interestingly the Letting Agent had doubled in size, with tried and tested systems that the company had had for decades, that had to be rethought through and the business model changed.
 
This is an interesting thought on footfall, as the number of people passing the door and small window was the same as the number of people passing the door and the large window on the ground floor.  Was it the stairs that put so many people off doing business with the old operation or was it the size of the window in the new business that really helped?  This is why you do need to look very carefully at footfall and establish how much custom and business you have within that footfall.

This report is really the best report to open your eyes to all of the potential or actual problems in your new home. Our structural survey report goes into depth on all areas from minor to major and looks at the property from top to bottom, inside and out. You will be advised on areas that concern the Surveyor, why he feels there is a property problem there and in most instances what the independent Surveyor feels you need to do in order to rectify them. Our structural survey reports include full colour photography, technical definitions, and a Helpline service after the report has been sent to you.

 

Monitoring customers has become big business

Since about the 1990’s we have become aware of how technology can help monitoring footfall and customers.  Many shopping centres now monitor footfall very closely as at the end of the day it can make the difference between a shopping centre being full of good retailers than them having to negotiate lower rents with poorer retailers if they can offer good footfall and traffic for the entire year and climate control conditions of a shopping centre as opposed to the rain, snow and wind weather of a high street.  At least benefit can be passed on with a mutual gain of the landlord owning the shopping centre and the retailer.

This compares with the high street that tends to be the natural location to which everyone goes, which is a mixture of a different shops and different landlords all competing against each other to some extent particularly where rents are concerned and also footfall and customers.  In more recent times, high streets have come together along with whole towns in fact to market themselves against well marketed shopping centres, both of which are competing for footfall that can be turned into customers.
