Scott's Schedule Examples

This is an example of a full Scotts Schedule with the Tenant's Surveyor's reply to the original claim.

In this situation the surveyor ensured that the work required was carried out prior to the end of the Lease. If not the Landlord would have Rent and Insurance while the work was completed, and the costs for carrying out the work to bring it into repair.

The Dilapidations Protocol recommends that the format used in this example (or similar) is followed and it has been adopted by most surveyors that specialise in this area.

The Schedule of Dilapidations Protocol additionally recommends that electronic versions are made available so that the first copy produced by the landlord's surveyors can then be added to in the Tenant's Comments' and Tenant's Costs' columns by the tenant's surveyor.

In addition to this we have seen it recommended that a Travelling Scott's Schedule should be utilised where, after the initial landlord's comments and tenant's comments, further comments are made by each party in a different colour pen, for example the first additional comments being made by the landlord would be in a red pen and those by the tenant in a blue pen and further comments by the landlord in a green pen and so on until it gets to such a stage where it needs summarising and this document can be typed up.

Once agreement has been made many surveyors use what is known as a Heads of Claim'. This sets out the costings, which we would recommend.

The good, bad and ugly survey

We would also like to introduce to you what we call our good, bad and ugly survey which is a building survey which is sometimes known as a structural survey which we have developed over many years, in fact several decades. We have listened to feedback from our clients and amended and altered our surveys to make them easy to read and describe issues clearly. We also use this system in our commercial building surveys emphasising the Plus Points, Medium Priority points and High Priority points.

The key factor we believe is our surveys are easy to understand in plain English but do not take our word for it call us on free phone 0800 298 5424 and ask for an example of one of our surveys to be emailed to you.

We have normally carried out a building survey similar to the property you are considering buying and therefore we can show you an example of the type of structural survey you will be receiving and, as mentioned, we can also offer you examples of our dilapidation reports.

Our surveyors like to meet you at the property during the survey so that he can explain about the survey and discuss any issues you have and meet your exact needs.

There are various ideas we have developed over the years to make our surveys more readable everything from 16x optical zoom digital photographs next to the problem which show and explain what the problem is to sketches that clarify any issues particular ones that we cannot photograph but know are present. We have commissioned our own sketches to explain property issues which you will not find with any other Surveyor.

 

Red Ovals

Often in a survey report we add red ovals to a photo to emphasise the issue on it, i.e. a crack in a wall, or an area of dampness coming through so that you are not left wondering what the problem is. In addition to this we also add in one of our own sketches.

 

Caveat Emptor

Caveat emptor means buyer beware and is why you need to have a building survey to find out if there are any problems within the property; the estate agent certainly will not advise you of any.

Even if you are only leasing a property, or are coming to the end of a lease and being threatened with a dilapidations claim we recommend you have a building survey.

Please look at the examples of previous surveys to see how good they are. Not only are they technically accurate and carried out by experienced, expert independent surveyors they are written in plain English with photos and sketches to help you understand the survey report.
