Survey needed quickly

Our client was thinking of taking on the lease of a very large industrial unit (originally three separate units but now knocked into one large warehouse), which comprised of a large warehouse space downstairs, with welfare facilities and with offices on the first floor.

He stressed that he wanted the survey carried out as quickly as possible, which we said was not a problem for us as we always try our best to get the completed survey report to the client within three working days of the survey.


Meet the building surveyor at the property

Our client was able to meet us at the property whilst we carried out the survey, which we were pleased about. We always recommend you try and meet the surveyor at the property whilst the survey is being carried to talk through any questions you may have. The surveyor can talk about the possible problems and offer solutions to those problems.

Of course we are also always happy to speak to you about the survey report once it has been completed.

Often with large buildings such as this we advise that a cherry picker is organised so that we can view the roof. In this case, this is exactly what the client organised and was of great benefit to us being such a tall building.

The building had roof windows within it and we could see those both within the property and from our vantage point on the cherry picker.

Why we recommend you have a Schedule of Condition

A Schedule of Condition relates to the lease you are considering taking on and will limit your liability if legally appended to the lease. This helps protect you against future dilapidations claims.


Dilapidations defined

Dilapidations is a legal claim against you regard to the covenants within your lease which you have not kept to the standard required by the lease. The covenants typically divide into Repair, Redecoration, Reinstatement and Statutory Regulations. Your Legal Advisor should fully inform you about Dilapidations claims.

Problems with the property

We noticed the roof was leaking from the staining on the floor and we could see some of the anchor bolts were rusted Much of the metal cladding was rusting and needing repairing, cleaning and redecorating.

We noticed much of the brickwork at low level had efflorescence.

Efflorescence Defined

Efflorescence is the white salt found on brickwork/stonework. It is a natural phenomenon which is where the minerals in water as they dry out come to the surface of stone or brick and leave a white crystallised powder, almost flour like. On a red brick it can stand out considerably, almost appearing bright white on a lighter white or yellow brick it can almost disappear

Property report 

Together with the Schedule of Condition we also supplied him with a Property Report in which we put down all the problems we found and offered an action required for those problems together with an approximate cost of putting them right.


Photographs and surveying equipment

We take hundreds of photographs during every survey using a x16 zoom lens on a digital camera. We send out a CD of the photographs on a commercial survey to aid the client.

We also use high tech surveying equipment, i.e. damp meter readings and thermal imaging.

We have developed a system of surveying sketches exclusively for our survey reports to help you understand the problem.

Thoroughly read through the report

We recommended the client read through the report in full which he did. He then took a copy of the Schedule of Condition, which goes through the property room by room, back to the property and walked around with the report.

Throughout our survey reports we use circles and ovals to emphasise the particular part of the property we are referring to which avoids any confusion. Feedback from clients has been that they find this invaluable.

Why have an independent building survey?

Always have an independent building survey as this will highlight any property problems. Caveat emptor means buyer beware and is why you need to have a building survey to find out if there are any problems within the property; the estate agent certainly will not advise you of any.

Remember the building Surveyor that you employ will be the only person working for you with your interests at heart.

Once again, we would reiterate that we highly recommend you always make sure when you have a survey you meet your Surveyor at the property.
