What do the circles and ovals in our reports and articles mean?

We also use circles and ovals on our photographs to emphasise problem areas so that you are not left wondering what the problem is. In addition to this if the photographs do not we believe explain the problem enough together with our survey report we also add in one of our own sketches such as the example that is shown here.

Older style ceiling lights can be a fire risk

Some older properties may have older style ceiling lights which can cause problems as the heat given off has in some cases lead to outbreaks of fire as explained in the opposite sketch.

A good surveyor will investigate the roof space and as such should be able to see the lights from within the roof.

Fire risk

Our concern is fire risk caused by ceiling lights. We are using the same sketch again to show how the heat off a ceiling light goes up into the roof. Our concern with these is always that you don't put stored items in the roof over the top of the lights.

Building surveyors are not electricians but...

A good surveyor carrying out a structural survey isn't an electrician but they will have a good general knowledge of electrics and be able to advise you. The aim of having a structural survey is to have one knowledgeable surveying professional that can advise you on all the different elements within the property. We carry out such things as an earth test during the course of our survey which we are not aware of any other surveyors doing and we will of course advise if we feel that we need the help of a qualified electrician NICEIC registered and approved or equivalent as we do know our limitations.

Does the property need to be re-wired?

Generally we will always be able to advise whether a property needs re-wiring or not; the costs for this can run into many thousands of pounds. Obviously specific advice would come from a qualified electrician carrying out tests to the Institute of Electrical Engineers (IEE) standard also known as a periodic test and various other names throughout the country.

Why have an Independent Survey with us?

We always recommend you have an independent building survey as this will highlight any property problems. Caveat emptor means buyer beware and is why you need to have a building survey to find out if there are any problems within the property. The estate agent certainly will not advise you of any but we most definitely will!

Remember the Building Surveyor that you employ will be the only person working for you with your interests at heart.

We have developed our surveys over many years, in fact several decades. We have listened to feedback from our clients and amended and altered our surveys to make them easy to read and describe issues clearly. The key factor we believe is that our surveys are easy to understand in plain English.
